The zone set-up by the Ministry of Commerce, in 1985 for 100% Export-oriented Units is one of the seven zones in the country and the only one located off-the-sea coast. About 280 acres of land is being developed for the zone. More than 109 units are functioning. About 179 projects have been sanctioned. The export from this area is more than Rs. 3,650 million. The type of industries include electronics, textiles, engineering , computer software etc. Facilities in the NEPZ include digital electronic telephone exchange on site, power sub-station with assured power supply, on site customs clearance and warehouse with clearing and forwarding facilities besides two Nationalised Banks and Post Office. Various incentives available for setting-up unit in NEPZ.  

The Institutional Package :  
 

NOIDA offers a vast opportunity for setting-up of corporate offices, research and development centres, vocational and other allied activities-oriented institutes. The development plan indicates that the total institutional area by 2011 A.D. should be 800 hectares and additional 276 hectares for Government and semi-government organisations. More than 500 hectares of area has been developed and part of it has been allotted for institutional purposes, which include corporate offices. Government and semi-government bodies. The additional facilities available to the institutions are : Facility for Group Housing plot for such allottees whose land premium is Rs. 5 million and above. Open and green environment About 20% area is open excluding open spaces available within the sectors. Strong, accessible and convenient linkages with Delhi. Quality power and water supply. For getting building plan approved and completion certificates etc. NOIDA itself is competent Even registration of documents is done in NOIDA. Water and electricity connections are also released by NOIDA. 

Availability of Social Infrastructure  :   

Residential Package NOIDA provides adequate residential accommodation. More than 1,187 hectares residential area has been developed which is about 36% of the total area developed uptill now. Approximately 6.6 millions square metres of plot area has been allotted.  

Group Housing Pockets have also been allotted to Air Force and Naval Housing Board in Sectors-21 and 25 and to Army Welfare Housing Organisation in sectors 28, 29 and 37. This is in addition to the other allotments done on similar lines.  

Presently following categories of persons are eligible for allotment of plot :  

Category I : Public/Private Ltd. Company / Sole Proprietor / Partner / Director of eligible bonafide functional Industrial units of NOIDA and NEPZ.  

Category II : Public / Private Ltd. Company / Sole Proprietor /Partners Directors of eligible bonafide functional commercial establishments of NOIDA.  

Category III : Eligible bonafide functional charitable institutions such as schools, charitable clinics or hospitals etc. of NOIDA. Category IV : Eligible bonafide villagers whose land is acquired for the development of NOIDA. Category V : Eligible bonafide NOIDA Authority's employees.  

Group Housing/Corporate Housing :  

In addition to the above five eligible categories, at present there are two schemes for group housing pockets for industrial units / institutions /export oriented units.  

In older to meet persistent demand from Government / semi-government / medium scale industrial unit / institutions and organisations for allotment of Group Housing Pocket to accommodate their Directors / Trustees / Executives / Workers at one place, the NOIDA has specially formulated this scheme for their benefit Under this scheme, large areas, as per the requirement of the individual organisation would be considered for allotment in favour of the organisation. In case of industrial unit, the capital investment should not be less than Rs. 30 million and minimum annual turnover of Rs. 100 million. In case more industrial units of a group of industries apply jointly for allotment of plot under this scheme and fulfils the above conditions, the group of industries shall be treated as one unit for the purpose of allotment As regards Government / semi-government organisations / Private Institutions, the cost of land purchased from the NOIDA Administration should be minimum Rs. 5 million. The organisation in turn may allocate areas to their Directors / Trustees / Executives / Workers on sub-lease basis as per their internal requirement and also provide space for facilities like roads, parks etc. as per their convenience within the allotted plot, fulfilling the requirement of building bye-laws / terms and conditions in this regard.  

For 100% Export-oriented units functioning in NOIDA, out-of-turn allotment of residential plots for their Directors / Proprietors) in a compact area. This will enable them to get residential plots with almost 100% guarantee.  

Residential Flats/Houses/Bungalows :

NOIDA provides residential flats / houses/ bungalows for all categories of persons. The allotment is open for public at large and on first come first serve basis. More than 15,000 flats have been allotted, which include Economically Weaker Sections, Low Income Group, Middle Income Group and High Income Croup categories of houses. More than 5,300 EWS, 5,200 LIG, 3,500 MIG and 900 HIG houses/ flats have been allotted so far and many more would be available.  

Commercial Package :

Commercial and trading activities provide backward and forward linkage to all developmental activities. Role of trade and commerce is of vital importance as a support activity of proper industrial development, procurement of raw-material and marketing of finished goods. In the plan of NOIDA, the following hierarchical system of commercial centre is proposed.  

City Centre:  

Hub of trading activity in the township. The total area planned is 100 hectares and is located in Sectors - 25-A and 32-A. About 10 hectares land has been developed so far. Provisions have been made starting from Commercial Shops to Departmental Stores. Semi-government offices to Corporate Offices and 5-Star Hotels. The plots will be disposed of generally through tender / open auction.  

Sub-district Centre :  

In Sector - 18 and part of Sector - 16, commercial plots are available. Mode of disposal is generally through tender / open auction. The area available is approximately 30 hectares.  

Ganga Shopping Complex :  

In Sector-29 the Complex has been constructed and about 400 shops are available in an area ranging from 10 to 30 square metres around @ Rs. 30,000 to 40,000 per square metres. The mode of disposal is tender.  

Sector Shops and Convenient Shops :  

For meeting the day-to-day needs of the residents. Sector and Convenient Shops have been constructed in residential sectors developed so far. NOIDA is regularly launching a scheme for disposal of commercial plots in developed sectors. Mode of disposal shall be through auction / tender. Allottees will have to built the building as per existing building by-laws.
